Also during crisis reits stocks has more stability and even at at the declines in price it is not that much compared to other stocks and they recover faster ...It is a must one should have it ..Even it makes sense than holding physical land

It's true. REITs give stability and quicker recovery than regular stocks, plus you get real estate exposure without the hassle of managing property.

From experience, REITs don't recover faster. US REITs in particular.

REITs are highly sensitive to interest rates controlled by the Federal Reserve. When rates stay high, borrowing costs remain elevated and property values get pressured, which slows REIT recoveries.

After shocks like the Global Financial Crisis, many REITs needed several years to fully recover because property prices, rents, and refinancing take time to stabilize.

Experienced investors usually hold REITs for income rather than quick capital recovery. Even when prices take time to rebound, the dividend yield compensates for the wait.

That’s a fair point. From experience, many Real Estate Investment Trusts especially in the U.S. can take time to recover because they’re sensitive to interest rates and property cycles.
Stability is often their strength, but fast recovery isn’t always guaranteed.
